All sheets are conveniently placed within one Excel file, under separate tabs.  After inputting costs into the trade and soft cost breakdown sheets/tabs, they will auto-populate on to the Summary Page, providing a clear picture of your overall budget. It's so important to be aware of where your costs are going and the available funds within your budget. B. Demolition:

See demolition sheet below for example of trade breakout cost sheet (values populate back to summary sheet automatically, as mentioned previously, same goes for all breakout trade/soft costs sheets).  These breakout sheets are an amazing way keep all your costs organized.  At the top of the sheet, you have your trade budgeted costs (sub cost + additional costs for costs/scope not included in sub proposal, as well as incidentals, and allowances).  Anticipated costs section is where you will input your committed costs - subcontract agreement cost, sub change orders, etc.  And the pending costs section is for future costs that you are expecting - allowances for potential added scope, misc. costs, incidentals, etc. 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

C. Concrete

See example of the concrete breakout sheet below.  The concrete breakout sheet works the same way as the demolition breakout sheet, as well as all other trade breakout sheets.  Simple and effective is the name of the game.  By following the instructions in this tool, there is no way you won't be successful in managing your construction costs.  The boost of confidence that comes with learning this tool is immensely valuable.  I guarantee you will not regret purchasing this tool.

D. Permits

The permits sheet is straight forwards.   Simply input budgeted permit cost at the top of the sheet ((*key tip provided in CCT tool instructions)).  Often times permit costs are paid directly by the owner and not included in the construction budget, but if they are (and you are a GC contracting with an owner), include budget costs for permit fees on this sheet and provide a deductive change order to the client if costs from the building department come in lower. 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

E. General Conditions

The general conditions sheet is for tracking administrative costs - costs pertaining to the management of the construction project, such as admin assistant fees, accounting fees, and supervision fees.  This can be tracked as a one lump sum weekly rate or a full cost breakdown, the choice is yours.  For owners, fix and flippers, and real estate investors, this sheet can be utilized for tracking costs incurred during construction (other than directly related construction costs), such as mortgage payments, dumpster fees, and temporary restrooms for workers, etc.
